We compare the property to real, recent closings on the same street and barri, adjust for size, floor, condition and the building, and cross-check against official indices. You get an honest range with the reasoning — not a single false-precise number.

Those are asking prices, set by the seller — typically 10–25% above what comparable homes actually close for. We estimate the honest market value from real transactions, so you know the gap before you offer.
